It is the tenant’s responsibility to get all services to the property connected in their name.
Utility One is a free service that provides assistance with the connection of the essential services. They can be contacted on 13 18 19.
RENTAL PAYMENTS
Rent must always be paid in advance. If at anytime rent cannot be paid on the due date, please contact your property manager to advise.
Rental Payments can be made by:
1. Registering with Cosmos ReConnect to directly transfer the funds from your nominated bank account or Credit Card. www.reconnect.com.au
2. Posting a Bank Cheque or Money Order payable to “Express Realty” to our office
Note: Cash and Personal Cheques are not accepted!
If rent is not received a Termination Notice will be sent and then an application made to the Tenancy Tribunal for possession of the premises and all rent owing.
REPAIRS & MAINTENANCE
All repairs must be in writing, please complete a repair request form (available online) or email your property manager directly.

All repairs will be attended to as promptly as possible however it is often necessary to obtain the Landlord’s approval and/or quotes before any work can commence.
If there is an after hours urgent repair (Major plumbing or Major electrical) the tradesmen listed on your tenancy Agreement can be called. However, if it is not an emergency and you do call these tradesmen you may be liable for the emergency callout.

TERMINATION OF TENANCY
The Tenancy Agreement is a legal and binding document and can only be terminated by the following:
a. If you intend to vacate at the end of the agreement you are required to give at least 14 days written notice within the last 14 days of the agreement.
b. Once the agreement has expired and you are on a continuing agreement at least 21 days written notice is to be given.
If an unforseen circumstance arises and you are to vacate before the tenancy Agreement ends you are to notify your property manager immediately.
We will endeavour to find another suitable tenant. However you will be responsible for the following:
• Payment of all rent until the new Tenancy commences
• Payment of a letting fee (1 weeks rent + GST)
• Payment of a Tenancy Preparation Fee ($18.00)
• Payment of any advertising as agreed.
VACATING
Final Bond inspections can not be carried out until ALL belongings have been removed and ALL keys (incl. security cards & remote controls) are returned (keys can be returned after hours through our office door slot). Rent will continue to be charged until all keys are returned.
All rent is to be paid up to date. The bond is not to be used as rent. Remember to disconnect any direct debits or rent payments through ReConnect and your electricity, gas and phone supply.
