It is the tenant’s responsibility to get all services to the property connected in their name.
Utility One is a free service that provides assistance with the connection of the essential services. They can be contacted on 13 18 19.
Rental Payments
Rent must always be paid in advance. If at anytime rent cannot be paid on the due date, please contact your property manager to advise.
Rental Payments can be made by:
- Registering with Cosmos ReConnect to directly transfer the funds from your nominated bank account or Credit Card. www.reconnect.com.au
- Posting a Bank Cheque or Money Order payable to “Express Realty” to our office
Note: Cash and Personal Cheques are not accepted!
If rent is not received a Termination Notice will be sent and then an application made to the Tenancy Tribunal for possession of the premises and payment of outstanding rent.
Repairs and Maintenance
All repairs must be in writing, please complete a repair request form (available online) and return fax to us or email your property manager directly.

All repairs will be attended to as promptly as possible however it is often necessary to obtain the Landlord’s approval and/or quotes before any work can commence.
If there is an after hours urgent repair the tradesmen listed on your tenancy Agreement can be called. However, if it is not an emergency and you do call these tradesmen you may be liable for the emergency callout.
PLEASE REFER TO CLAUSES 16 & 17 OF YOUR TENANCY AGREEMENT WHICH DETAILS THE CLASSIFICATION OF AN URGENT REPAIR.

Note: If repairs are carried out and not deemed as urgent, the tenant may be held responsible to pay for all or part of the cost of repair.
All requests for general repairs are required to be sent in writing by being either hand delivered to our office, or sent via email or fax.
Termination of Tenancy
The Tenancy Agreement is a legal and binding document and can only be terminated by the following:
- If you intend to vacate at the end of the agreement you are required to give at least 14 days written notice with the last 14 days of the agreement.
- Once the agreement has expired and you are continuing on at least 21 days written notice is to be given.
If an unforseen circumstance arises and you are to break your lease by vacating before the tenancy Agreement expires you are to notify your property manager immediately.
We will endeavour to find another suitable tenant. However you will be responsible for all costs incurred by the Landlord, including:
- Rent until a new tenant is found and enters into a new lease agreement
- Internet Advertising at a cost of $110 (for domain.com, realestate.com & the Express Realty website)
- Lease Fee of $18
- Letting fee of (One Weeks Rent + GST if the lease will expire in less than 6 months) or ……………..
- Letting fee (Two Weeks Rent + GST if the lease will expire in more than 6 months)
- Printed Media (any advertising in the local papers at cost, provided the tenant has advised the Agent to do so in writing.)
Vacating
Final Bond inspections can not be carried out until ALL belongings have been removed and ALL keys (incl. security cards & remote controls) returned (keys can be returned after hours through our office door slot). Rent will continue to be charged until all keys are returned.
All rent is to be paid up to date. The bond is not to be used as rent. Remember to disconnect any automatic direct debits or rent payments through ReConnect and your electricity, gas, phone supply and Foxtel subscription.
